THE TOP REASONS TO BUY A NEW CONSTRUCTION HOME

by Michael Hofmeister 11/15/2022

“60% of home buyers prefer new construction homes over existing homes.” Ron Williams, CEO and Creator of Hoodle.com.

“Currently, about one-third of all homes for sale are newly built.” Kimberly Dawn Neumann, realtor.com

“New construction should be on the radar of all prospective homebuyers, given declining housing affordability and limited existing home inventory.” Robert Dietz, Sr Vice President and chief economist for the National Association of Homebuilders

After spending over 40 years in the New Homes Industry I have observed buyers, community sales managers and new home builders participate in the discovery process to find out why this is true.

TOP REASONS TO BUY A NEW CONSTRUCTION HOME.

New homes will age well and appreciate in value - Research shows that new homes often appreciate more, as a percentage of original cost, than older homes. Builders often raise prices regularly due to increases in material costs. Even as a new home is being built, it is increasing in value, and will continue to increase as the rest of the community is under construction.

New homes are more energy efficient and provide more comfort and convenience year-round and can save owners substantial sums every month thanks to more efficient heating and cooling systems, etter windows, controlled air filtration and improved insulation.

New homes offer more luxury and convenience with state-of-the-art kitchens, high-efficiency HVAC systems and luxurious bathrooms with walk-in showers and whirlpool tubs.

New homes have imaginative designs with soaring ceilings, dramatic entryways, open-concept family spaces, deluxe primary baths and atrium plans with a wall of windows.

New homes have lots of light with strategically planned windows and skylights and a variety of spaces that make the home feel more open.

New homes are stronger and quieter with additional bracing and framing anchors to help withstand high winds, storms and even earthquakes and new building materials make roofs and floors stronger and quieter.

New homes use durable, low-maintenance materials that conserve natural resources without sacrificing comfort, such as “Engineered wood” – a synthetic composite lumber – and decking materials that are often manufactured with recycled materials.

New homes have excellent warranties including product manufacturer’s warranties as well as the builder’s structural warranty, often up to 10 years.

New homes have a healthy living environment with the elimination of asbestos products such as roofing, siding and floor tiles, lead pipes and paint and formaldehyde emissions from some wood products.

New homes have abundant storage with walk-in closets, built-in shelving and innovative storage and cabinet systems. New homes offer 3X the storage space.

New homes have drier basements by dramatically improving construction materials and techniques and carefully designing drainage systems.

New homes have better fire protection and other safety measures by utilizing fire-retardant materials, the latest smoke detection systems, circuit breakers and ground/fault interrupters

New homes have favorable pricing - Competition among homebuilders makes new homes less likely to be overpriced. New home prices are easy to compare with other new homes, either on-line or from price sheets in sales centers.

New homes have simplified financing, often eliminating a major obstacle to home ownership - Many homebuilders have partnered with mortgage lenders for preferred rates. Some homebuilders have their own mortgage companies.

New homes offer site selection choices - location, location, location - Many homebuilders are active in several communities in a variety of neighborhoods. Buyers have the opportunity to select the specific home site that best fits their needs and desires, such as a waterfront, water view or golf course lot, adjacent to parks, playgrounds, walking trails or open space, sited for a walk-out plan or a 3 plus-car-garage.

New homes offer floor plan options including a wide range of floor plans to fit a variety of lifestyles: ranch, story-and-a-half, or two-story plans with a choice of front elevations; maintenance-free villa homes, condominiums or town homes, even additional rooms, garage spaces or finished basements.

New homes offer a choice of finishes for your own personalization. Unlike a pre-owned home, it’s possible with a new home to select: flooring colors and materials; cabinet styles and colors; kitchen and bathroom fixtures; appliances; doors and hardware; as well as paint and trim.

As long as there are building sites available you have the opportunity to work with a builder to create your dream home, and not have the fear of losing out on an existing property, a property that probably only checked off some of your boxes.

I am a new construction whisperer.
